Job Summary:
As the Senior Land Acquisition Manager – Carolinas, you will play a critical role in identifying, evaluating, and securing land for residential development projects in greater Charlotte, Raleigh-Durham and Greensboro, NC. You will be responsible for leading the land acquisition process from initial site identification to contract negotiation, ensuring the company’s growth and success by securing prime locations for future communities. This position requires a deep understanding of real estate markets, zoning regulations, and a proven ability to build and maintain strong relationships with landowners, brokers, engineers and local government officials.
Key Responsibilities:
- Land Acquisition Strategy: Develop and implement land acquisition strategies that align with the company’s growth objectives and market expansion plans.
- Site Identification and Evaluation: Identify and evaluate potential land acquisition opportunities through market research, networking, and analysis of market trends. Assess site feasibility, including zoning, environmental, and infrastructure considerations.
- Negotiations: Lead the negotiation process with landowners, brokers, and other stakeholders to secure favorable terms and conditions for land purchases. Prepare and present offers and contracts to senior management for approval.
- Due Diligence: Manage the due diligence process, including site inspections, environmental assessments, zoning analysis, and financial feasibility studies. Collaborate with internal teams and external consultants to ensure all aspects of due diligence are completed accurately and on time.
- Relationship Building: Establish and maintain strong relationships with key stakeholders, including landowners, brokers, municipal officials, and other industry professionals. Represent the company in meetings with local governments and planning boards.
- Market Analysis: Continuously monitor and analyze market conditions, including land availability, pricing trends, and regulatory changes. Provide regular reports and recommendations to senior management.
- Financial Analysis: Prepare financial models and proformas to assess the financial viability of potential land acquisitions. Ensure that all acquisitions meet the company’s investment criteria and financial goals.
- Team Leadership: Mentor and provide guidance to junior land acquisition staff. Collaborate with other departments, including finance, legal, and development, to ensure successful project execution.
Qualifications:
- Education: Bachelor’s degree in Real-Estate, Business, Finance, Urban Planning, or a related field. An Engineering or Master’s degree or relevant certifications (e.g., CCIM, AICP) is a plus.
- Experience: Minimum of 5 years of experience in land acquisition, real estate development, or related fields, with a proven track record of successful land deals, preferably in residential or mixed-use development.
